Central West

St. Claire Gardens/Ryan Farm/Briargreen/Arlington Woods

St. Claire Gardens/Ryan Farm
Situated in the heart of Ottawa' Central west end St. Claire Gardens and Ryan Farm are one of Ottawa’s hottest neighbourhoods for new infill homes. This quiet community is going under a major transition as developers seize the unique opportunity afforded by the larger lots and cheaper lot pricing.
Where is it?

Bounded on the North by Baseline Rd, the East by Merivale Rd, the South by Meadowlands, and the West by Woodroffe Ave.

What’s makes St-Claire Gardens/Ryan Farm a special place to live?
This neighbourhood, like a lot of Ottawa, is going through a major transition. The area is noted for having some of the widest lots in the Central west end. Couple that with the fact that only 2 years ago lots sold in the mid $300k and this has become a hot spot for infill activity.  People were seizing the opportunity to buy a 100ft lot for $300-$400k and subdivide it and build 2 homes for virtually $150k per door. Understandably the cheap price of lots fueled a surge in new development.
Surrounded by newer more affluent communities like Centrepointe this neighbourhood was always more of an after thought to buyers.  No longer, some of the newer infill homes have eclipsed the now older Minto models in Centrepointe.

What are some of the Favourites?
The easy access to the Queensway and convenience of area shopping like Merivale Rd and College square have made it a highly desirable location.
Quiet Streets and larger lots provide for plenty of personal privacy.
Pending development of the LRT Woodroffe Station will allow you to wait for your train underground.  Pretty nice on most Ottawa winter days.
Local Senior like the access to student renters to offset their retirement costs with in-law suites.
Great kids hockey programs abound in the home of the world famous Nepean Raiders.
Investors love this area for investment rentals with close proximity to Algonguin College Woodroffe campus.

Briargreen
Briargreen is a delightful community and considered one of the gems of the Central West end. The community was built in the late 1960s to early 1970s at the same time as the nearby neighbourhoods of Leslie Park and Arlington Woods.
The neighbourhoods quiet meandering treelined streets gives one a feel of small town living, with a mixture of bungalows and 2 storeys. Briargreen Public School is situated in the heart of the community. It is highly respected in the area for the quality of teaching. There is a city park immediately to the west of the school. Pinecrest Cemetery is nearby to the north.

Where is it?

The borders of the neighbourhood are Baseline Road to the north, Centrepointe to the east, Craig Henry to the south, and Greenbank Road to the west.

Having an Elementary school in heart of the community allows the local kids and even some from neighbouring Centrepointe to walk to school.

Briargreen has some quiet creeks that run through the neighbourhood and provide for some highly desirable private ravine lots.

Briargreens central park being adjacent to the Elementary school makes for great natural greens spaces and community activities.
The neighbourhood really benefits from its relative isolation from other neighbours. The only true connection to any other neighbourhood is a walking path to Centrepointe. This allows for virtually no though traffic in the area.
Extremely dog friendly neighbourhood. Fido would love you!

Arlington Woods/Trend Village

Arlington Woods is a beautiful community, that until recently, had been defined by the gorgeous stand of forest that surrounded the homes and the community. Unfortunately, the recent tragic F3 tornado that ripped through much of the area virtually decimated all the large trees in the area and some of the homes.

Where is it?
Arlington Woods is just west of Greenbank road, North of Hunt Club West, and East of Bruce Pit.
What makes Arlington Woods/Trend Village a special place to live?
If it was a year ago, I would have said the gorgeous stands of huge White Pines that defined this community. Today I’d say it is the collective reaction of the community to come together to help each other out in their biggest time of need.
Taking Fido over to Bruce Pit for an off the leash experience with all the other local dogs.
Arlington Woods is a highly desirable place to live with some large single family homes that back onto heavily forested NCC Parkland.
If you’re a golfer or have kids in Soccer then Ben Franklin dome is a close drive away for indoor golf and soccer.
